Vertical Zoning Strategies

Vertical Zoning Fundamentals

Vertical zoning divides tall buildings into segments served by independent or interconnected HVAC systems. This strategy addresses static pressure limitations in hydronic and refrigerant systems, reduces distribution losses, improves control, and provides maintenance flexibility. The zoning approach directly impacts system performance, energy efficiency, and first cost.

Static pressure in vertical water columns equals:

Equipment Floor Placement

Equipment location strategies balance space efficiency, distribution costs, and operational flexibility.

Basement/Sub-Basement Central Plant

Configuration: All major equipment located below grade. Vertical risers distribute heating, cooling, and ventilation to all floors.

Advantages:

  • Maximizes rentable floor area
  • Centralizes maintenance activities
  • Simplifies equipment access and replacement
  • Provides acoustic isolation from occupied spaces

Applications: Buildings under 300 feet where single-zone systems remain practical. Buildings with available basement space and favorable soil conditions.

Distributed Mechanical Floors

Configuration: Equipment floors at 15-20 story intervals. Each zone serves approximately 150,000-300,000 ft² depending on building design.

Advantages:

  • Reduced static pressures (60-90 psi per zone vs. 260 psi for full building)
  • Shorter distribution runs reduce pressure drop and heat loss/gain
  • Smaller pumps and pipes within each zone
  • Zoned systems provide redundancy
  • Easier maintenance access throughout building height
  • Accommodates different system types in different zones

Disadvantages:

  • Reduces rentable area (typical mechanical floor: 5,000-10,000 ft²)
  • Multiple equipment installations increase first cost
  • Redundant systems may reduce efficiency compared to single large plant
  • Requires vertical distribution of utilities (power, water, drainage)

Applications: Buildings exceeding 400 feet. Super-tall buildings where single-zone systems impractical. Buildings with varying tenant requirements by height.

Mechanical Floor Sizing: Typical mechanical floor area:

  • Chiller plant: 0.03-0.05 ft² per ft² served
  • Boiler plant: 0.02-0.03 ft² per ft² served
  • Air handling equipment: 0.01-0.02 ft² per ft² served
  • Total mechanical floor: 0.06-0.10 ft² per ft² served

For 200,000 ft² zone: mechanical floor area 12,000-20,000 ft².

Rooftop Equipment

Configuration: Air-cooled equipment on roof. Serves upper floors via downward distribution.

Advantages:

  • Air-cooled equipment eliminates condenser water distribution
  • Heat rejection to atmosphere without cooling towers
  • Reduced structural loading at lower levels
  • Shorter distribution for upper floors

Disadvantages:

  • Structural support for concentrated rooftop loads
  • Crane access for equipment installation and replacement
  • Exposure to weather extremes

Applications: Upper zones in multi-zone buildings. Buildings with limited basement space. Locations where cooling tower installation impractical.

Distributed Floor-by-Floor Equipment

Configuration: Equipment located on each floor or every few floors. Variable refrigerant flow (VRF) or water-source heat pump (WSHP) systems.

Advantages:

  • Minimal vertical distribution (refrigerant or condenser water only)
  • Individual floor control and metering
  • Phased installation as building completes
  • Reduced central plant size and complexity

Disadvantages:

  • Equipment in occupied spaces (noise, maintenance access)
  • Distributed maintenance requirements
  • Less efficient than central plant systems
  • Limited redundancy
  • Coordination with architectural and structural systems

Applications: Buildings with tenant requirements for individual floor control. Buildings where central plant space unavailable. Office buildings with floor-by-floor leasing.

Zoning by Height

Two-Zone Systems

Typical Division: Lower zone (floors 1-20), upper zone (floors 21-40).

Static Pressure Analysis:

  • Lower zone: ~260 feet, 113 psi static
  • Upper zone: ~260 feet, 113 psi static
  • Each zone manageable with standard pressure ratings

Configuration Options:

Option 1: Independent Systems

  • Separate central plants for each zone
  • Lower zone plant in basement
  • Upper zone plant on mechanical floor or roof
  • No hydraulic connection between zones

Option 2: Primary-Secondary with Pressure Break

  • Single central plant in basement
  • Primary loop serves both zones

  • Secondary pumps for upper zone

Advantages: Reduces maximum static pressure by ~50%. Provides system redundancy. Simplifies control compared to single-zone systems.

Disadvantages: Requires mid-rise mechanical space (Option 2) or duplicate central plants (Option 1). More complex than single-zone system.

Three-Zone Systems

Typical Division: Lower (1-15), mid (16-30), upper (31-45).

Static Pressure Analysis:

  • Each zone: ~195 feet, 85 psi static
  • Well within standard pressure ratings
  • Reduces pump head requirements

Equipment Placement:

  • Lower zone: basement plant
  • Mid zone: mechanical floor at ~floor 15-18
  • Upper zone: mechanical floor at ~floor 30-33 or roof

Advantages: Further reduces static pressures. Provides greater redundancy. Accommodates varying requirements by building height (e.g., retail lower floors, office mid/upper).

Disadvantages: Two mechanical floors consume rentable space. Three separate systems increase first cost and operating complexity.

Four or More Zones

Application: Buildings exceeding 600-800 feet (super-tall).

Typical Division: Zones every 150-200 feet vertical.

Example for 1000-foot Building:

  • Zone 1: Basement-Floor 15 (0-200 ft)
  • Zone 2: Floors 16-30 (200-400 ft)
  • Zone 3: Floors 31-45 (400-600 ft)
  • Zone 4: Floors 46-60 (600-800 ft)
  • Zone 5: Floors 61-75 (800-1000 ft)

Advantages: Maintains static pressures below 90 psi in all zones. Provides maximum redundancy. Enables phased installation and commissioning.

Disadvantages: Multiple mechanical floors significantly impact building design and economics. Complex utility distribution. Requires sophisticated control and monitoring systems.

Pressure Reduction Stations

Pressure reduction stations (PRS) enable single-zone hydronic distribution while managing static pressure.

Pressure-Reducing Valves (PRVs)

Function: Automatically reduce upstream pressure to constant downstream setpoint.

Application: Installed at individual terminal units or at floor levels. Protects terminal units from excessive static pressure. Allows single central plant to serve full building height.

Configuration:

  • Upstream pressure: static pressure + system operating pressure
  • Downstream pressure: terminal unit rated pressure (typically 125-150 psi)
  • Pressure differential across PRV: absorbed by valve throttling

Advantages:

  • Eliminates need for multiple zones
  • Simple installation at terminal units
  • No mechanical floors required
  • Relatively low cost

Disadvantages:

  • Energy penalty from throttling pressure
  • PRV maintenance (multiple valves throughout building)
  • Does not reduce pump discharge pressure
  • Pipes and risers must be rated for full static pressure

Example: 600-foot building, floor 60 terminal unit

  • Static pressure at floor 60: ~20 psi
  • System operating pressure: 50 psi
  • Total pressure at terminal: 70 psi (within standard rating)
  • PRV not required at upper floors

Floor 1 terminal unit:

  • Static pressure: 260 psi
  • System operating pressure: 50 psi
  • Total pressure: 310 psi (exceeds standard rating)
  • PRV set to reduce to 150 psi maximum at terminal

Heat Exchangers (Pressure Break)

Function: Hydraulically separate low-pressure upper zone from high-pressure lower zone. Heat transfers between zones without direct fluid connection.

Configuration:

  • Primary (lower zone) loop: high pressure
  • Secondary (upper zone) loop: low pressure
  • Plate-and-frame heat exchanger transfers heat between loops
  • Separate pumps for each zone

Advantages:

  • Eliminates static pressure in upper zone
  • Each zone operates at optimal pressure
  • Reduces upper zone pipe pressure ratings
  • Enables different fluid types or pressures in each zone

Disadvantages:

  • Temperature loss across heat exchanger (2-5°F typical)
  • Additional pump for secondary zone
  • Heat exchanger maintenance and potential fouling
  • Space requirement for heat exchanger and equipment

Sizing: Heat exchanger capacity equals peak load for upper zone:

  • $Q_{HX}$ = heat transfer capacity (Btu/hr)
  • $\dot{m}$ = mass flow rate (lbm/hr)

  • $\Delta T$ = temperature difference primary to secondary (2-5°F)

Approach temperature (difference between primary outlet and secondary inlet) typically 2-3°F for proper sizing.

Pumped Bridge Configuration

Function: Tertiary pumps on individual floors or zones draw from common low-pressure header.

Configuration:

  • Central plant provides low-pressure distribution header (~30-50 psi)
  • Vertical risers operate at minimal pressure
  • Floor-level or zone pumps boost pressure for local distribution
  • Pumps sized for local pressure drop only

Advantages:

  • Minimal static pressure in risers
  • Distributed pumping matches actual loads
  • Reduced central plant pump head
  • Energy efficiency through variable speed floor pumps

Disadvantages:

  • Distributed pumps require maintenance
  • Control system complexity
  • Multiple pump installations increase first cost
  • Coordination with building automation system

Applications: Very tall buildings (> 800 feet). Buildings with highly variable loads by floor or zone. Retrofit applications adding floors to existing buildings.

  • No vertical zoning constraints
  • Simple installation
  • Individual floor control and metering

Disadvantages:

  • Numerous condensing units (space, maintenance)
  • Lower efficiency than central systems

Design Selection Criteria

Choosing appropriate vertical zoning strategy:

Building Height

  • < 200 feet: Single zone practical with or without PRVs
  • 200-400 feet: Two zones recommended, single zone possible with pressure management
  • 400-600 feet: Two to three zones appropriate
  • > 600 feet: Three or more zones, or advanced pressure management systems

Space Availability

  • Basement space for central plant: enables basement-based systems
  • Mid-rise core space: supports distributed mechanical floors
  • Limited mechanical space: suggests distributed systems (VRF, WSHP)

Load Characteristics

  • Uniform loads by height: single-zone systems adequate
  • Varying loads (retail base, office tower): multi-zone systems provide flexibility
  • 24/7 operation zones: separate systems for occupied and base building loads

First Cost Constraints

  • Budget-sensitive projects: single zone with PRVs minimizes first cost
  • Premium projects: multi-zone systems optimize performance and efficiency

Operating Cost Priority

  • Energy cost emphasis: multi-zone systems reduce distribution losses and pumping
